What Documents May Be Needed for a Rental Application?
The quickest application is normally not the application that was submitted first. It is the application that arrives complete and can actually be verified.
Requirements can differ depending on employment type, income structure, nationality, the particular landlord and the property, but applicants should generally be prepared to provide appropriate information supporting identity, address, income and affordability.
ID or passport information for adult applicants/occupants as required.
A recent appropriate document confirming your current residential address.

If you physically viewed a property, you have confirmed that the property exists and that somebody was able to arrange access.
That still does not automatically establish that the person requesting your deposit owns the property or has been authorised by the owner to let it.

Read the Lease Before You Sign It
A lease is not simply an administrative document standing between you and the keys. It records the financial and practical rules that can apply for the entire tenancy.
Do not focus only on the monthly rental. Before signing, make sure you understand the important terms that affect your actual cost and obligations.
Your Deposit Is Not Automatically the Last Month's Rent
One of the common misunderstandings at the end of a tenancy is the idea that because the landlord or managing agent already holds a deposit, the tenant can simply stop paying the last month's rent.
Monthly rent and the rental deposit perform different functions. The deposit may still need to be available at the end of the tenancy while final inspections, utilities, keys and any legitimate outstanding amounts are being dealt with.
Continue paying according to the lease unless another arrangement has actually been agreed and properly recorded.

The excitement of moving can cause both parties to rush the final steps. Those final steps often become important months later.

Do Not Rush the Incoming Inspection
The incoming inspection protects clarity for both sides. If a wall already has a crack, a cupboard door is damaged or a tile is chipped, that should be properly recorded when occupation begins rather than argued about at the end of the tenancy.
Take clear photographs and make sure the written condition record accurately reflects obvious existing defects.
Keep your own copy of the signed inspection information and photographs.
During the Tenancy: Good Records Help Everyone
Once you have moved in, keep important rental communication in a form that can be referred back to later.
If something breaks, report it through the agreed communication process and explain the problem clearly. Where useful, include photographs.
Keep proof of important payments, especially where payment descriptions or references are required to allocate money correctly.
If your telephone number, email address or other important contact information changes, update the landlord or managing agent rather than assuming they will somehow discover the new details.

Why does a rental application need bank statements?

Does a good credit score guarantee that I will be approved?
