Tenant Screening & Risk Assessment Application
Tenant Screening & Risk Assessment Apply With Confidence. Decide With Evidence.
A tenant application should be more than a payslip, a good story and a promise to pay the deposit tonight. A+ Properties combines identity, credit, affordability, employment, rental-history and reference checks into a structured risk assessment designed to help landlords make a better-informed rental decision.
Finding someone who wants the property is not the same as finding the right tenant
Many difficult tenancies begin with an application that looked perfectly acceptable at first glance.
The applicant arrived on time. The payslip looked good. The deposit was available. The conversation felt positive.
None of those things is necessarily bad — but none of them replaces verification.
A+ Properties screening is designed to build a clearer picture of the applicant before the landlord makes the final decision.

What does the landlord receive?
The point of screening is not to bury the landlord in raw information.
The assessment should help answer practical questions:
The final decision remains the landlord's. A+ Properties provides the screening, verification, risk assessment and professional recommendation to support that decision.
Want to know what a landlord may see before you apply?
Tenant pre-screening can help applicants identify affordability or credit issues before they are competing for a property.
It may also allow you to present a completed screening report with your rental application and reduce avoidable delays while a landlord considers you.
A pre-screening report does not compel another landlord or managing agent to accept the applicant, and they may still perform their own checks.
Download the Pre-Screening ApplicationScreening requires consent and personal information
A meaningful risk assessment requires personal and financial information. Applicants are therefore asked to provide consent allowing relevant identity, affordability, credit, employment, banking, rental-history and reference information to be verified for the rental application and related lawful purposes.
Applicants should read the consent and POPIA provisions contained in the application form before signing.
A+ Properties acts in the screening process on behalf of the landlord. The professional recommendation is based on information available at the time and can change if material new information becomes available.
Paying for screening does not reserve a property
Submission of a screening application does not create a lease, tenancy, reservation or right of occupation.
A property may remain available to other applicants until the required agreements have been concluded and the relevant conditions for occupation have been met.
Once screening processing has commenced, the applicable screening fee covers administrative, credit, verification, affordability, risk-assessment and professional evaluation work and is not dependent on the applicant being approved.

Tenant screening and risk assessment reduce uncertainty but cannot guarantee future payment behaviour, employment stability, affordability, property care or compliance with a lease. Recommendations are based on the information reasonably available at the time. The final decision to approve or decline an applicant remains with the landlord or relevant decision-maker. Prices and service inclusions should be confirmed at the time of application.
