4 steps to a fast sale at the highest price
At any time, when a seller puts his/her property on the market they hope to get the best (highest) price for the property, in most cases as soon as possible at the terms acceptable to themselves
Step1 Get a good agent
A good agent, doesn’t have to be an area specialist, but needs experience in similar areas. The reason we don’t advise area specialists is that the area specialist mostly works in your area and therefore their pool of buyers is limited, rather use an agent that has a good record of selling over many areas as their buyers will include buyers from different but similar areas. A good agent will be able to match buyers that are not necessarily looking in your area but looking for properties that meet at least 80% of the characteristics of your property. It makes no sense to hire a professional and to fight with them about price, repairs, and staging of the property, a good agent will be investing their own money to advertise and market your property knowing that should they be unsuccessful they will lose their entire investment, so listen to them, their income depends on the soundness of the advice given.
Step 2 Agree to their commission!
A good, experienced agent, wont give you the lowest commission you can get, but you get what you pay for, while many want to get the lowest fees, the agent that will agree to a low commission is generally low skill, inexperienced and desperate, the same goes for low fee Agencies where you will find the Agency that charges 3% or less, even tho they may secure a mandate early on , because they lack skilful agents they don’t sell the property and the seller then goes with a more successful, agent who use the right tools properly to get you the highest price in the shortest amount of time.
Step3 Listen to their marketing and Pricing advice
. A good agent will have a marketing strategy for your property, they probably have a buyer or 2 in mind as soon as you tell them your property is on the market. They will resist over pricing your property and may even refuse to list your property should your expectations seem unreasonable. Important to note that because an agent generally gets a higher commission the higher the price the agent will not want to price too low, but because even the best agent cant sell an overpriced property they wont want to price your property out of the market either. Don’t price with an idea to negotiate, A good agent with a property priced right will sell at the asking price, overpricing the property is a bad idea because people looking in the correct pricing range may never see your property is available , due to, the filtering options on the property portals
Step 4 Fix the small things around the property
. A cracked window, or dated paint job will definitely hurt your ability to get the highest price your property can, if you have pets clean up their messes and get gardening and pool services in before any viewing. Paint the walls of the perimeter and gates as well. Pleasant smells such as citrus or lavender also do wonders for a buyer’s mood.
